Will minimum EPC ratings rise for commercial property?

Commercial industry experts are predicting that the minimum EPC rating for commercial property could rise by 2030 and may make a portion un-lettable. 

In April 2023, the minimum EPC rating for commercial buildings was raised to ‘E’, for any commercial building being sold, leased, or rented across England and Wales. It is predicated that the next change in EPC legislation, due in 2025, will see the minimum rating increase to ‘B’ by 2030. No such regulation has come to Northern Ireland - as yet - however it is expected to follow g some stage.

One local commercial agent has gone as far to claim that if the rating goes to "B", up to 75% of Belfast offices will not conform without being upgraded, and therefore be legally un-lettable.
