Condensation costs tenants over £1,000 from deposit

Tenants in east Belfast have just lost over £1,000 from their deposit mainly due to damages from condensation. Despite us issuing written information on preventing condensation, and follow up advice during inspections, the tenants did not open windows or use extractors and hung wet clothes on radiators. Water could actually be seen running down the walls of the property and one of the radiators even rusted.

At the end of the tenancy, the landlord claimed restorative costs to include redecoration, a new radiator and cleaning. Our tenancy agreements also place a liability on tenants to cover excess rent if the property is not immediately re-lettable. The tenants and their guarantor were faced with not just losing their deposit but also being taken to court for additional losses. 

Part of our job here at Key One is to negotiate end of tenancy settlements amicably and as quickly as possible and in this case we brokered an agreement between the landlord and tenant which ensured that the landlord was compensated but the tenants did not face court action and a potentially damaging order against them.
