Belfast tenant pays £2,000 settlement to landlord

A Belfast tenant has just settled a dispute with a landlord by paying £2,000 following the end of their tenancy. The amount included rent arrears, late payment charges, damages and cleaning of the property. It is a case where we at Key One Property were brought into resolve on behalf of the landlord. The tenant and guarantor were on the cusp of being taken to court when they eventually paid. The settlement comprised of the full deposit plus an additional payment. 

Having a professional third party negotiate such matters can often overcome any barriers that have built up because of a bad relationship which may have developed between a landlord a tenant. More importantly we can impartially assess the facts and advise on whether or not a claim is valid, accurate and reasonable.

Critical in this case was that we had let the property before the landlord took over management, so the comprehensive tenancy agreement, guarantee and condition report made the case for the landlord very strong. Going to court is of course the last option and thankfully both the tenant and guarantor decided that a court order against them was not worth risking. 

We charged a reasonable fee for our work, but where we manage a property, all of this IS COMPLETELY FREE OF CHARGE as it is included in our low monthly management fee.
