Small increase in property prices in Q1 2024

Northern Ireland house prices rose very slightly in quarter one of 2024 according to the NI house price index from Land and Property Services. Prices went up 0.4% since Q3 2023. The headlines are:

• Between Q4 (October – December) 2023 and Q1 (January – March) 2024 the house price index increased by 0.4%;

• Between Q1 2023 and Q1 2024 the house price index increased by 4.0%;

• The average price for a house in Northern Ireland is £178,499 and ranges from £158,038 in Derry City and Strabane to £210,592 in Lisburn and Castlereagh.

• 4,533 residential properties sold during Q1 2024; (This number will be revised upwards in the next publication due to late returns and the entry of new properties into the NI Valuation List)

• The House Price Index is now 60.9% higher than Q1 2015 (the reference period)

Note that figures are provisional. 

There are hopes that prices over the summer will improve further as there are indications that interest rates will come down.
