NI house prices up again in Q3 2024 now £212,400 average

Northern Ireland house prices rose again in Q3 of this year, on average up 2.6% making the average home in the province £212,400. That puts the comparitive annual increase at 5.3%, however some regions are showing higher growth than others. 

Derry City & Strabane region has shown the largest annual growth so far at 10.4%, whilst Belfast sits at 8.1%. 

Many industry experts believe that UK house prices as a whole will continue to steadily rise in 2025, however with our unique position here in NI, we may see prices appreciate above the UK average. Looking south, the Irish Times recently reported ROI property growth at 10.1% pa, and that may force some to relocate to NI. There are both new and expanding companies in the south but they need their employees to find affordable housing. 

Throw into the mix that house building is at a near stand-still in NI because of the lack of sewage infrastructure and it all points to a shortage in supply and increase in demand. If interesr rates continue to come down, that also can feed into higher property prices. 

Selling? If you are selling, higher prices mean that what you get charged by an estate agent will usually be more, as the vast majority work on a percentage basis.
