Tax headache for landlords on way in 2026

Posted: 31/3/2025

Landlords need to get ready for a major tax headache in 2026 with the introduction of quarterly returns, however to make it even more difficult for landlords and small businesses, HMRC recently said they were intending to withdraw free on-line filing software. Landlords with an income of £50,000 or more will be required to file quarterly returns from April 2026 and this will reduce to £30,000 by 2027 and possibly to £20,000 after that.

The news that landlords and the self-employed will have free filing removed has been blasted by the Low Income Tax Reform Group as in most cases it means that taxpayers will have to pay third parties for filing software. It was used by 4.5 million tax payers in 2023-24 and HMRC have been pushing tax payers for years to file on line instead of by paper. Why it is being removed has not been explained but it will only serve to increase costs for landlords and push up rents.

Here at Key One, we will be gearing up to try and help our landlords to transition to this new system next year.
