NI house price average up 8.9% to £230,580

     NI house prices have grown again in the second quarter of 2025. The average is now £230,850, which is an 8.9% increase. The highest gains were in larger houses with 5+ bedrooms, up 14.1% with one bedroom apartments coming in second at 11.2%. In terms of locations, Derry City & Strabane district saw the biggest overall increase at 14.5%, whilst Belfast showed one of the lowest gains at just 5.7%, however this is possibly a little bit of levelling up going on. Ards and North Down are the most expensive places to buy a home at the minute whilst Mid Ulster is the cheapest. The figures from PropertyPal also indicated that properties sold faster than the historic average and that just 5% were reduced.
