NI average house price now £232,500
The average house price in Northern Ireland is now £232,500 according to a recent report*. That is an annual rise as of Q3 this year by 7%pa. The regional rises are interesting as we are now seeing higher price appreciation outside Belfast. The notable regional rises were:
1. Fermanagh & Omagh up 9.9%
2. Derry City & Strabane up 8.8%
3. Newry, Mourne & Down up 8.1%
Belfast was showing only 1.9% which may be an indication of a bit of levelling up. However there may also be another driver: house prices in the Republic of Ireland. The fact that the three top movers are all border counties may be no fluke. ROI house prices are up around 12.3% and their average is well over £300,000. It will be interesting to see Q4 to compare the entire year, however we don't think there will be any shockers. Last year we predicted an 8% rise in property prices so we have been pretty close so far.
What does 2026 hold in store then? Well our prediction is the same as last year - 8% on average. Whilst Labour have increased the tax burden for most, the reductions in interest rates should help sustain growth in property values. We also think that the ROI price rises will continue to effect us here in NI.
