One in five properties being down-valued on survey

According to one major UK estate agency, 19% of sale agreed properties are being down-valued by surveyors. But who is to blame, over-valuing agents or the lenders' surveyor? Well possibly both! At Key One, we have already reported on estate agents who deliberately over-value property just to get the business. But we are also aware that following several surveyors being sued (and last decade's property crash), surveyors are being ultra-cautious. In fact we have seen surveyor's reports where faults have been indicated but on further investigation, no faults have been found. But time and time again inscrupulous agents hood wink home sellers into thinking they will get them higher prices, so the property goes on te market too high. Usually this results in the property sitting on the market for months before having to be reduced.
